Your hosts
The Lutz family, at home on Lake Constance.
Felix and Selina Lutz with our children Isabella and Julian. We live in Friedrichshafen and know the area from the Eriskirch Ried to Tettnang from everyday life.
We work with property by the lake, from residential buildings to our Motel 42. With the holiday apartments we look for the same things: a good location, well-kept rooms, clear arrangements and a quick answer when you have a question.

By the lake with a beach of our own, in Tettnang’s old town or in a country house with a garden. Every home is furnished differently, and all of them are run by our family business.

Three houses in a small residential settlement on the edge of Friedrichshafen, surrounded by the nature reserve. Our private beach is a few minutes on foot, the town centre about four kilometres away.

Two apartments on the edge of the old town, directly opposite the New Palace. Renovated in 2022 and well equipped. Friedrichshafen is about ten kilometres away.

A country house with a large garden in the quiet hinterland, bookable in three ways: the whole house, the two lower floors or the attic apartment. The lake at Fischbach or Manzell is about twelve minutes away by car.

Private beach
A beach of our own, in the Ried.
At the end of Seewiesenstraße lies our lakeside plot: a natural sandy beach with a shallow shore, only for guests of our apartments in Friedrichshafen. On a clear day you can see across the lake to the Alps.
- Only for our guests. You open the gate with the key on your apartment key ring.
- A few minutes on foot from the apartments by the Ried and on Kretzerweg.
- Loungers and parasols are ready for you.
- A shallow, sheltered shore, good for children too.
The beach lies within the Eriskirch Ried nature reserve, so barbecues and open fires are not allowed there. Beach access does not apply to the homes in Tettnang and Oberteuringen.

Arrival from 3 pm
Contactless with a door code sent by text message on the day you arrive. Late evenings are fine. From 2 pm on request.
Departure by 10 am
Put the key back in the key box and you are done. One hour longer on request.
Bed linen and towels
Beds are freshly made, with one large and one small towel per person.
Coffee and Wi-Fi
A Nespresso machine with a welcome set in every apartment. Wi-Fi is free.
Television
waipu.tv is pre-installed. Use Netflix, Prime and the like with your own accounts.

Travel cot and high chair on request. We set both up before you arrive.

Included in Friedrichshafen: free buses and trains in the bodo network, plus discounts at more than 200 partners.

In the heart of the Eriskirch Ried.
Our lakeside apartments sit on the edge of one of the loveliest nature reserves on Lake Constance. In early summer the Siberian iris turns whole meadows violet, cycling and walking paths lead through the Ried to the water, and in the evening the sun sets behind the church tower of Eriskirch.

What guests often ask.
How do I book directly with you?
Through the calendar on this page or on the page of each home. You see availability and prices live and receive your confirmation by email.
When can I check in?
From 3 pm, contactless with a door code. You receive the code by text message on the morning of your arrival once the online check-in is done, in Friedrichshafen together with the tourist tax. An earlier check-in from 2 pm can be arranged.
When is check-out?
By 10 am. Put the key back in the key box and scramble the combination. One hour longer, until 11 am, can be arranged.
Does every home have access to the private beach?
All homes in Friedrichshafen-Seewiesen do, by the Ried and on Kretzerweg. Beach access does not apply to Tettnang and Oberteuringen.
Are bed linen and towels included?
Yes. Beds are freshly made, with one large and one small towel per person, plus shower gel, hand soap and toilet paper.
Do I get a guest card?
For stays subject to tourist tax in Friedrichshafen, the ECHT BODENSEE CARD is included: free buses and trains in the bodo network and discounts at more than 200 partners. Tettnang and Oberteuringen have no tourist tax.
Are dogs allowed?
In selected homes, for example the Ferien-Domizil in Oberteuringen. Please ask before booking and we will find the right home.
How can I pay?
By credit card, PayPal or cash, depending on how you book. The tourist tax in Friedrichshafen is paid online through our guest app.
Will I get an invoice?
Yes. Enter your billing address in the online check-in, a different company address too. The invoice arrives by email after you leave.
Is there a travel cot and a high chair?
Yes, on request. Let us know beforehand and both will be ready when you arrive.
Is the apartment cleaned during my stay?
Cleaning during the stay is not included, but you can add it at any time. Let us know and we will tell you the price.
